States considered: Role Description POSITION SUMMARY: The Building Automation Systems (BAS) / HVAC / Utilities Technician is responsible for operating, maintaining, troubleshooting, and optimizing building management systems (BMS), HVAC equipment, and facility utility infrastructure to ensure safe, efficient, and reliable performance supporting production, packaging, occupant comfort, and compliance requirements. Under minimal supervision, the technician supports the maintenance program and utilities operations by coordinating and performing predictive/preventive maintenance; diagnosing system and instrument issues; ordering parts; completing repairs on HVAC, utilities, and related electrical/mechanical equipment; and planning, scheduling, and documenting work across production, packaging, and facility infrastructure areas as needed. POSITION RESPONSIBILITIES: The essential functions of this position include, but are not limited to: Building Automation Systems (BAS) Monitor and maintain building automation and control systems (Schneider Electric Building Operation or similar). Troubleshoot BMS communication issues, sensors, controllers, valves, actuators, VFDs and network components. Support modifications to control logic, setpoints, and schedules to optimize system performance. Support integration of new equipment into existing BMS infrastructure. Troubleshooting of control sequence problems. Installation of BMS controllers, transducers, VFD’s, actuators and temperature sensors. Communication protocols such as Ethernet, BACnet and RS-485. UltiVist and Niagara BMS software packages. HVAC Systems Maintain and repair HVAC systems including air handlers, chillers, boilers, rooftop units, heat exchangers, and exhaust systems. Diagnose and resolve mechanical and electrical issues. Perform preventive maintenance such as filter changes, belt replacements, lubrication, and system inspections. Ensure proper operation of heating, cooling, and ventilation systems for comfort and process requirements. Balance air and water systems as needed. General maintenance and repair. Air-balancing and differential pressure schemes. Ductwork layout and control damper motor installation. Synchronous belt installation and maintenance. Utility Systems Operate and maintain utilities such as compressed air systems, steam systems, chilled water, hot water. Monitor system performance, pressures, temperatures, and flow rates. Troubleshoot and repair utility distribution issues. Support energy efficiency initiatives and system optimization. General Maintenance & Compliance Perform preventive and predictive maintenance per schedules. Maintain accurate maintenance records and logs (CMMS systems preferred). Ensure compliance with safety standards, environmental regulations, and company policies. Participate in audits and inspections as required. Support emergency response and on-call duties. Customer Services: Ensure the continuous operation of the equipment/system (such as BMS, Security System etc.) to comply with applicable regulations, and improve efficiency, focusing on productivity while minimizing downtime. Regulatory Compliance & Recordkeeping: Comply with all the applicable regulations such as cGMP, OSHA, EPA, approved procedures, and Quality and EHS Corporate Standards. Complete routine operational data gathering in established checklists and forms. Document preventive and corrective maintenance activities as per applicable procedures. Fire Protection Systems Fire panel operation and programming. Installation of duct smoke detector, heat detectors and horn and strobes. Troubleshooting of fire alarm problems. Security and Door Control Systems Installation of card key security readers and controls. Automatic door opener installation and repair. Clean room door control installation and repair. Troubleshooting of all door control systems. Electrical High voltage experience – 480 VAC 3 phase. Low voltage experience – 24 VAC Control system. Utility systems – Chillers, compressors, boilers etc. Troubleshooting all electrical circuits. Energy Conservation Lighting Air-handler controls and operation. Boiler operations and associated equipment. Chiller, cooling tower operations and associated equipment. Works with team leader to determine scope and approach for work orders and identify resources needed to complete work orders. Works with team leader to assemble drawings, documentation, permits, and other paperwork for each work order. Works with team leader to evaluate change control requirements. Works with team leader to monitor planned backlog to ensure required completion dates will be met. EDUCATION AND EXPERIENCE: Required High school diploma or GED (technical certification or associate degree preferred). 3–7+ years of experience in HVAC, building automation, or industrial utilities. Strong knowledge of HVAC systems, electrical controls, and mechanical systems. Experience with BAS platforms and troubleshooting controls systems. Ability to read and interpret blueprints, schematics, and P&IDs. Basic electrical troubleshooting (e.g., multimeter use, voltage checks). Proficient in English, both oral and written, with sound technical writing skills. Preferred HVAC certification. Experience with PLCs or industrial control systems. Experience in manufacturing, healthcare, or large commercial facilities. Knowledge of energy management systems and sustainability practices. Skills & Competencies Strong troubleshooting and problem-solving skills. Ability to work independently and in a team environment. Good communication and documentation skills. Attention to detail and safety awareness. Computer proficiency (CMMS, BMS software, MS Office, MS Excel). PHYSICAL POSITION REQUIREMENTS: Must be able to walk, sit, or stand for long periods of time. Must be able to reach above shoulder level, bend/stoop, kneel, push/pull, and handle/grip frequently. Must be comfortable working in varying temperatures. Must be able to work scheduled 40 hours with the ability to work overtime as needed. Frequent lifting and carrying of 5 to 30 lbs. Regular reaching, bending, stooping, and twisting. Repetitive motion and substantial movement of the wrists, hands, and/or fingers. Exposed to variant shifts and extended hours. Subject to stressful environment.
