S/B Job Posting Location: Bayan Lepas, Penang, Malaysia Functional Area: Real Estate Management & Facility Services Working Model: Onsite Requisition ID: 14150 Responsibilities for All Levels: - Plan, direct, and monitor preventive and corrective maintenance activities to ensure buildings, machinery, and mechanical systems operate reliably. - Plan, prioritize, schedule, and manage maintenance activities, including planned maintenance programs, shutdowns, and emergency repairs to minimize business disruptions. - Manage facility operation functions, ensuring mechanical utilities (including HVAC and compressor systems) support production with minimal disruption. - Develop and implement repair and maintenance procedures while monitoring cost and effectiveness to optimize resources, spending, and operational performance. - Research, evaluate, and recommend maintenance tools, equipment, and solutions to enhance system efficiency and team capability. - Manage relationships with external contractors to ensure cost effectiveness and satisfactory service delivery. - Estimate cost, time, and resources required for maintenance and repair projects and monitor progress against plans. - Coordinate maintenance activities with internal stakeholders to ensure alignment with operational requirements. - Ensure compliance with regulatory and quality standards, including ISO 13485, FDA regulations, MDSAP, and GMP requirements. -Ensure all activities are conducted in a safe and environmentally responsible manner. Additional Responsibilities for Manager: - Lead and manage execution of maintenance strategies for mechanical systems, including HVAC and compressor systems, ensuring reliability and operational efficiency. - Oversee planning and coordination of maintenance schedules, shutdowns, and emergency repairs. - Monitor performance and effectiveness of maintenance activities to achieve cost optimization and operational targets. - Manage contractors and vendors to ensure maintenance services meet required standards, timelines, and budgets. - Supervise and develop maintenance teams, ensuring work is completed accurately, safely, and on time. - Plan and allocate resources effectively to meet operational and project requirements. - Ensure departmental KPIs, budgets, and schedules are achieved through effective execution and monitoring.
